Why do my palms keep dying?

I'm trying to keep potted palms in pots on my porch. The last two lived about six months before they turned gradually brown and died away, one fan at a time (these are the hardy Mediterranean fan palms which flourish outdoors in office parks all over this area). I've bought two replacements, and I see brown tips already.

What the hell am I doing wrong?

    what do they look like while they are dying? if they go pale, they're getting too much sun. if they go brown and squishy at the base, too much water. white dust? maybe spider mites. It sounds like these are majesty palms (the fans). I had some trouble getting enough light for mine, offices have 24hr light. consider getting a different potted plant that is a little more forgiving. i suggest cornstalk plants aka cane palms. they WONT DIE.

    Have you considered that area cats may be spraying and marking their teritory on your palm plants and killing them with the urine? (I'm serious. Any DOGS in the area?)
