Do you like your condo association?

I am getting ready to buy a condo on capitol hill, but I've heard a lot of horror stories about condo associations. Anyone out there think theirs is particularly good? Or want to warn me about ones to be wary of?

    Caveat: I don't live in a condo on the Hill.

    However, I used to live in one in the U-District. The condo/homeowners association varied a great deal in the time that I lived there (about seven years). I think it's fairly common to have one-year terms for the board members, so the composition of the board in one year can vary greatly from the next year. We had a nice, laid-back group of people for a while, and then some new guy moved in, got elected president of the board, and proceeded to make life hell for everyone in the building. For example, he tried to levy fines for stupid crap for which he had no grounds to levy a fine (i.e. "you left a bucket in your garage space for a day? $100!"). He flouted the CC&R's quite a bit, which was ultimately his undoing. It took other owners in the building to tell him repeatedly that we did not live in his kingdom, and that he needed to cool it. He did relax after a while, especially when he realized neighbors can come in handy (I gave his car a jump once, and let him into the building when he had locked himself and his kid outside in a downpour).

    Long story aside, the best way to avoid or triumph over dumbasses like this is to get involved. Read through the CC&R's. Know the procedures the board must follow and know your rights as an owner in the building. Better yet, get on the board if you are so inclined. It might not be the most pleasant experience (which is why those yearly slots come up vacant so often), but you'll learn a hell of a lot about your building and where your money goes in it.
