What's a good affordable/walkable neighborhood for a guy in his early 20's?

I'm looking at buying a condo, but can't afford one in any of the neighborhoods I've lived in previously and enjoyed (Wallingford, Fremont, U-district). I like to be able to walk and bus places easily. Don't think I'm hipstertastic enough for cap hill, I probably lean more towards yuppie. Right now I'm looking at First Hill, Central District, Mangolia, Greenlake and Lower Queen Anne for a place under 200k. Any suggestions comments?

    Mangolia? Is that the gay Mongolia? Hmm. I dunno if you can find anything affordable in Magnolia close to the center, and nothing else there counts as "walkable". Green Lake is pretty cool, and there's a ton of new condos up near the center there. What about Greenwood, close to the 85th and Greenwood center? Or some of the slashed-price new units on Phinney, just north of the zoo? Lower Queen Anne is a terrific neighborhood these days.

    The east side of Capitol Hill is pretty nice-- walkable, lots of good bus lines, but without the sprinkling of halfway houses and meth-heads you get on the west side. I can walk to Broadway easily, but then I can walk back home easily. There's a good mix of apartments/condos/houses, a couple schools, and parking. It's really pretty, rent is fairly affordable.

    On second thought, please don't move here. It's best kept a secret.

    prices are still trending down- capitol hill is down 18.1% in the last year, about 30% off the peak, and there's no indication that the trend will change anytime soon. Why not sit tight and see how much lower things go? Maybe set a trigger point, like when YoY prices have flattened.

    the stadium district just north of downtown tacoma is a rad area with thick culture, unpretentious art, muusic with integrity and plenty of cool cats. i'm a 22 year old male and have been here for 2 years now. i fell in love with the view of the sound from my first vintage apartment, most of which are refurbished and cheap. currently i rent the upstairs of an old house from a guy on craigslist *loves craigslist* immediately on the north slope which has alot of awesome houses going up for sale. i walk to work, bars, the park, bars, the theater, ups/uwt campus, shopping and bars. and the bus system is proving to be quite convinient ever since i went green and got rid of the gas hog....

    anyway. clearly i love tacoma. don't let a slightly nasty stigma get in the way of the good ol' 253. :)

    If you're really really patient, there are a few small condos or studios in Fremont, Wallingford, etc. that are going through short sales and foreclosures whose owners or agents you can contact.

    Of course, because they are either foreclosures or short sales, the whole transaction may take 3-6 months. But once you got it, it will likely appreciate immediately.

    Because of the lengthy wait time, it isn't something I'd really recommend, but I was just refuting your former statement. :)

    I'm 26 and live on the west side of Greenlake on the border of Greenwood. I love it there. You can walk to the main drag in Greenwood AND the strip above Greenlake in a glorious 5 minutes. Not to mention the easy access to the lake itself. There are some decent priced places there, especially if you rent part of a house.

    I lived in Queen Anne from ages 21-24 and loved it. I live on Capitol Hill now, but Queen Anne still holds a warm place in my heart.
